Charlotte-Mecklenburg Schools engaged Morris-Berg Architects to design a prototype Bus Maintenance Facility supporting maintenance and dispatch operations across two sites in Mecklenburg County. Informed by the firm’s experience with transportation and municipal facilities, the prototype prioritizes operational efficiency, adaptability, and long-term durability.
The 16,800-square-foot facility integrates dispatch, administrative, and service functions within a clear and efficient layout. Three dispatch suites feature open office environments with private director offices, maintaining clear sightlines that support coordinated operations. Administrative and service areas are intentionally separated, providing two dedicated breakrooms and a shared conference room to support both focused work and cross-departmental collaboration.

The service area includes three pull-through maintenance bays capable of servicing six buses simultaneously, along with a dedicated wash bay. A separate tire changing and storage area supports efficient maintenance operations, while overhead fluid delivery systems, heavy-duty lifts, and a covered maintenance garage provide a safe, durable working environment. Parts and battery storage are strategically located, with a transaction window directly serving the maintenance bays to streamline workflow and reduce downtime.
Constructed on two sites with Edifice serving as Construction Manager, the $16.88 million prototype strengthens CMS’s transportation infrastructure, improving safety, reliability, and efficiency across the district’s fleet operations.
